Half Street is the most notable mixed use project within the Monument portfolio. Half Street’s 55 M Street, SE is the proud host of Artomatic 2009. This newly constructed building with 275,000 SF of Class A office space is located above the Half Street entrance to the Navy Yard Metro Station and one block from Nationals Park. The structure is post-tensioned concrete, with exterior finishes of glass, terra cotta and metal panels with three levels of underground parking. An application for LEED Silver certification is pending with the USGBC. Environmentally conscious design features include a green roof and a LID streetscape concept that captures rainwater to irrigate street trees and plantings and reduces storm water run-off. The project delivered in April 2009 on budget and ahead of schedule.
